Update GPU, while keeping a weak CPU?

Hey guys, my system specs are-
i3-3220 CPU
ASUS Radeon R9 270X DirectCU II 2 GB GPU
1x8 GB Kingston HyperX Ram
Gigabyte GA-B75M-D3V Mobo
Corsair CX 600
I'm looking to upgrade my system in November-December, and I'm confused between upgrading the CPU-Mobo combo to a i5 4690K+Z97, or just upgrading my GPU to a 970. I can only upgrade one aspect of my system, due to constraints in money. What should I do first? And I play on a 1080p monitor, and am not planning to go for any higher resolution display in the near future.

The 270x is still a great gpu for 1080p games on high settings..

The i3 will bottleneck the 970..

Alright, and another question. From the existing MSI Z97 catalogue, should I spend more and get the GAMING 7 variant, or just the cheaper GAMING 3/5, or any other cheaper option?

You probably need to start a new thread for that question..

But, higher tier mobos are geared for overclocking, so it depends on what you will do with it...

If you're going to do moderate overclocking, then go with more power phase Mobo.

Its always better to Check the reviews on all the options before buying.
