PC for witcher 3 (1000 - 1500) + need everything CANADA

I am a huge witcher fan, and would really want to run witcher 3 max settings (or close to them at least lol). never built a PC before though and a pretty big noob. I need basically everything, that includes a monitor as well as OS, speakers, and other stuff that I am probably forgetting

So some components I think would be acceptable:

i5-4690K (I have never overclocked but would like to try, and an extra $10 wont hurt)

I changed the case to the Challenger U3 version (has USB 3.0 ports in the front panel), I like that case, I have a highly modded Challenger case. Included a 24" monitor. I did use almost all of your budget though

Monitor I suggested is a little bit smaller than the one above, however is a 60hz IPS monitor. If you want to go LED/LCD with a 5ms response time, you could get one a bit cheaper/more hq than the one above. Keyboard is cheapest available with MX Blue mechanical switches, I can personally vouch, they're great for typing and gaming, Rosewill is a good brand.

The MSI 970 has a slightly higher clock rate than other GTX 970's + Good heat dissipation.

PSU is more than enough, also an excellent rating efficiency for the money.

Memory is cheapest price per gb, with a good CAS, and clock speed. Would recommend going to 16 gbs, if it's in the budget.

Motherboard is pretty vast, room for lots of upgrades in ram, and SLI support if you ever get another 970.

Case is pretty generic, but fits the build well

I went with the 4770k, because it is better than the i5-4960k, and fit in the budget. Worth the upgrade if you have the spare cash.
