HTPC Build, looking for the answers...

Hello guys, I'm planning my new HTPC build for my cinema room and I'm looking for some sugestions from more experienced HTPC builders.

My Requiements are:
Gaming in full HD
Playing Blurays
Using a pcie TV card
Remote control for the PC
Running as a file server/streaming device for my home network.

The parts I already Own are:
GTX 660TI from Gigabyte( the 3gig version)
Fractal Node 605 Case
Asus AC Wifi card

I already checked and The graphics card fits easily within the Fractal case.

The suggestions I need are on the CPU/mobo combo.

The MB needs to be matx in order to install 2 pciex1 cars and a graphics card. Preferably one pciex1 behind the graphics card and 2 in front of it to dont block the enormous cooler on my GTX.
Full Atx cant be used since i won't be able to install a bluray.
From Cpu i expect it to dont bottlenect my old graphics, at the smallest budget possible. I'd appriceate if it would be some of the new haswells with lower TDP. Except if their perfomance is going to be too weak for gaming. I'm currently gaming on this GTX660 Ti with a 3770K and I hope i can achieve seame results on a lower clocked CPU, preferably low TDP I5/i3.

I know my mesaage is kind of chaotic, but hope U guys as advaned builders can help me out with my very first HTPC Build ;)

PS. Forgot to mention I care very much about the sound quality, since I'm listening to music in FLAC alot, and Cd's aswell.

For that CPU you don't need an CPU cooler, but if you had a problem with temp at your room or bad airflow I recommend these 2 cpu air coolers

Thank you for an answer, could You also recomend some quiet aftermarket cooler that could fit in my fractal case. Max height is: 125mm with side mounted fan, around 95 with top mounted one.

I'm also wondering if minimal recomended psu for my graphics is sufficient enough for this setup with just 2 more exansion cards, one hd, ssd and a bluray drive, or is having some treshold recomended?
Minimum requied is 450watts

any of them will do the job better than the stock cooler and I'm still belive that the stock cooler will do fine with that CPU .
