Speccing a 80TB file server

Hello, Tom's Hadware!

I'm planning to build a file server for our business. I need to use a 24bay (3.5") chassis and filling them up with 4TB drives (or 6TB if we're feeling good about it). I plan to run them in RAID10 (since I've heard terrible things about rebuilds on RAID6 after a failure). Our budget is under $8,000, so we have plenty of wiggle room. We want durable parts (and redundant PSU's) since this will be running 24/7.

I've built many desktop computers (mostly for gaming or bit-coin mining) but never something like this. What's most confusing about this is the difference between a SAS expander and a controller. Do I need both for this build? Why are some SO much more expensive than others?

These are the parts I picked out (like a n00b):
chassis, motherboard, expander, CPU, any decent RAM (do I need ECC?), any redundant PSU, FreeNAS for OS.

So... what do you guys suggest?
