Upgrading My Gaming PC

Hi,
I'm looking into upgrading my gaming PC as I would like to be able to play the newer games coming out/released (Far Cry 4, Shadow of Mordor, Dying light) this is my current PC build

CPU: Intel i3 4130
GPU: EVGA GTX 760 SC Edition
Memory: (1x4gb) ddr3
PSU: Cougar CMX700
Motherboard: Gigabyte GA-H81M-DS2
Hard drive: Western Digital 1TB
Operating System: Windows 7 Ultimate Edition

My current budget is sitting at around $450USD In my upgrade I would also like to purchase a new mouse. My current mouse is a Logitech G300

Assuming you have a 64bit Windows.

Do this :

Another 4GB of RAM.
GTX970.
Or I5 4460.
Or both.
Although your exact RAM model would be useful for more precise help.

Get something like an i5 4670 or 4690 and get a set of dual-channel 8GB RAM - something like G Skill Ares/RipJaws or Corsair Vengeance 2x4GB DDR3-1600mhz or 1866mhz RAM. Go with a Western Digital Blue HDD or alternatively Seagate Barracuda.

EDIT: I meant i5 4570 or 4590.

get a replica of your existing video card

do an SLI. save some money and buy an unlocked i7 later as the i5 i suggested is locked (to save money) the 797 motherboard is for SLI purposes.

If i were you i wouldnt upgrade at all. If you buy another stick of ram your pc will be capable to play the games you want(yes even shadow of mordor). A true upgrade would be something like i5+gtx 970 but you dont have the budget for that. First choice is to wait until you have the budget, 2nd to sell the i3+gtx 760+mobo for something like $250 to extend your budget.
