If you could change anything about this PC, please let me know, I would like to stay in the $1200 price range and fyi, I am not going to be OCing my processor. (Plus I like the fancy lighting, so don't suggest not getting it lol)

Is the 970 worth that bit extra? I believe you, just wanting to know the jump in FPS.

If you're getting a new pc in this budget range it's better to go with the newest gpus. Also the gtx 970 is a great deal for its performance.

It's slightly better than the 780 at stock speeds, and still has overclocking headroom. But, the thing is, these GPUs are selling out like crazy. It'll be hard to get hold of one of them.
