Low fps with r9 280x

Hi. I just got my r9 280x and I've been trying games such as Assassins creed black flag and 2k15.
I'm getting really low FPS. around 5-20 fps. I tried everything on low in AC4 and i'm getting 7fps.

My temps are okay, CPU is at 40C while gpu is at 60C. I even tried last gen game such as nba 2k14 and I'm getting 25 fps with my r9 280x. To be honest I already RMA'ed this one because of the low FPS issue and just got the new one today and I'm still encountering these issues. Can you guys help me? Here's my spec:

Phenon 2 x6 1055 t (2.8 ghz) not OC
8 gig ram
r9 280x (latest drivers and tried lower version drivers)

What model is your PSU? Thermaltake make some good PSU (Toughpower), some decent PSU (Litepower, Purepower) and also lemons (SMART series). Adding the fact that your PSU has already some years of functioning (at least 3 years I guess, as you are using an Phenom 1055t), it is possible that it cannot output the advertised power anymore.

The biggest problem with the new generation of graphics cards (especially the AMD ones) is their aggresive power consumption (strong power spikes).

In BIOS you should find a tab called " Hardware monitor"...

I'm usi8ng a thermal take 600w psu. How do I check the BIOS for the +12V value? Does that really affect fps in games? I thought it will just shutdown if i didn't meet the voltage requirements.

In BIOS you should find a tab called " Hardware monitor", where you will also find the CPU voltage and temperature, as long as the fan speed. If the voltage doesn't go under +12V, install HWmonitor (or HWInfo), let it running, do some gaming and check again the voltages after 1/2 hour. If the voltage still doesn't drop under +12V, maybe your motherboard cannot work properly with PCI-e 3.0 graphics cards.
