Here are my specs:

Motherboard: Gigabyte
CPU: AMD FX(tm)-8320 Eight-Core Processor - 3.5 Ghz
RAM: 8Gigs
OS: Windows 7
GPU: GeForce GT 610

Budget: $150-$300

I want to be able to play most games at a high and stable Fps

I would spend all of it on a GTX 970 and a new PSU if needed. what PSU do you have?

Yeah, ditch that Gt610 for a real graphics card and a better PSU if you need it. If you've got the cash the Egg's got a 750 watt gold rated PSU for $60 here (after MiR - I can attest to it, got mine in last week):

by attest to it I mean the rebate, I got the PSU a couple months ago, but the rebate check came in last week

I would add an R9 270x video card. It would not hurt to OC your cpu a little. What Motherboard do you have?
