Solution
To offer an alternative suggestion, if you don't want to overclock, this build benefits from 8 threads over the i5's 4 (the Xeon is basically an i7 without integrated graphics) and also has an SSD for lightning-fast loading times and responsiveness.

Hi jdmmorton

This would be a nice build that will last quite a while, I wasnt sure if you needed an OS, so this wasnt included.

Solution
You won't benefit from the Xeon's hyper threading if you aren't processing large files and doing editing and stuff, and with a CPU cooler and the fun and satisfaction overclocking can give you, the i5-4690K is an unbeatable choice and i5 4690k when oced can give the same performance as i7 4790 .

Yeah I agree, no reason for a Xeon for gaming. I also agree about not purchasing cheap speakers and putting more money back in the tower. You can always use the speakers built into your monitor and get some much better ones later on.

Maybe try something like this:

CPU: Intel Core i5-4690K 3.5GHz Quad-Core Processor (£174.99 @ Ebuyer)
CPU Cooler: Noctua NH-U9B SE2 37.9 CFM CPU Cooler (£42.41 @ Ebuyer)
Motherboard: ASRock Z97 EXTREME4 ATX LGA1150 Motherboard (£106.99 @ Amazon UK)
Memory: G.Skill Ares Series 8GB (2 x 4GB) DDR3-2400 Memory (£67.79 @ Amazon UK)
Storage: Samsung 840 EVO 120GB 2.5" Solid State Drive (£56.90 @ CCL Computers)
Storage: Seagate Barracuda 1TB 3.5" 7200RPM Internal Hard Drive (£35.94 @ Aria PC)
Video Card: EVGA GeForce GTX 770 4GB Dual Classified ACX Video Card (£260.05 @ Scan.co.uk)
Case: Corsair 300R ATX Mid Tower Case (£56.99 @ Ebuyer)
Power Supply: EVGA 750W 80+ Gold Certified Fully-Modular ATX Power Supply (£81.87 @ Amazon UK)
Optical Drive: Lite-On iHAS124-04 DVD/CD Writer (£12.31 @ Amazon UK)

Then you can add whatever monitor, keyboard and mouse you want.

Gtx 770 form gtx 970 is a serious downgrade.

Whilst I agree that a lot of current games will perform the same on an i5 there is an increasing trend towards newer games, especially console ports, demanding an i7 (or Xeon) to play on ultra. This trend is sure to continue and if the OP has no plans to overclock then they would be better investing their money into extra threads. After all, the price of the Xeon is almost the same as the i5 4690K anyway.

Some examples are The Evil Within and Watch Dogs plus there are some multiplayer games like BF4 that will also utilise the extra threads.

As for the motherboard, the price between the ATX and mATX H97 Pro4 is very similar so if you think you'll need the extra PCIe/PCI slots go for it!
