FX 6300\GTX 760 vs I5 4440\R9 270x

I was getting a new build
both the setups amount almost equal so which one's better in your opinion
its just for gaming and maybe using the UDK

I5 4440\R9 270x is better because it has more powerful gpu and cpu compared to FX 6300\GTX 760..... but FX6300 can easily be overclocked and beat the I5 4440

please see my equipment list and tell me if i'm upgrading or downgrading
and i'm a level designer so I will frequently use UDK and cryengine
will I face any problem while using the UDK on my personal rig
and since fx 6300 is unlocked will it have advantage over the i5
EDIT:The equipment list is my old rig I had to gift it to a friend of mine
after giving I realized that budget for my new rig was too low and I needed it urgently

Unfortunately I am not familiar with how CryEngine operates and is optimized.

But the I5 is definitely a far superior CPU compared to the FX6300.

i5 4440 is superior to fx6300 but only at stock speeds.. overclocking an fx processor is a piece of cake and they overclock like hell... an fx 6300 overclocked to 4.2ghz and above can beat the sh*t out of i5 4440
