Help on MOBO, RAM, and CPU (Building a budget HTPC for gaming and Streaming)

So I am building a HTPC/Steam-box to play some games (I have an i5 3570K and GTX 970 rig to play anything major on). I been trying to keep the price under 200 (the lower the better). Now I was wondering about if I should go with an i3 4150, Pentium G3450, or a AMD FX 6300. I am leaning against the AMD FX 6300, mainly due to price of a decent mobo and CPU. Plus I won't be overclocking. I don't expect this rig to last over 2 to 3 years. I probably be upgrading my main rig to skylake and take my i5 3570K and replace this one.

I heard that the G3450 can be very similar i3-4150 just minus the Hyperthreading (which isn't used for gaming from what I read). Anyone know about this?

Here are the parts I already have:
8GB GSkill DDR3-1600
XFX HD 6870
Corsair TX 750W

I already have a case as well.

Here are some of the things I was thinking:
CPU:
G3450
i3 4150
FX 6300

MOBO:
Gigabyte B85M DS3H(Is this a decent mobo? I don't plan to overclock really. Though I read that you can increase the multiplier.)

This will only be used for Gaming, surfing the web, and streaming. I will not be overclocking this nor do I expect this to play any games on ultra settings.

Thanks. I was kind of hoping the Pentium would be fine. I know that the GPU card can still play games like borderlands, tomb raider, and payday 2.

Do you think this will be good enough to handle my Samsung 55" in 1080p (its refresh rate is 240 hz)? Again I am not expecting 60+ fps, but 30-40 would be great on medium settings. Also I don't mind turning down the resolution for gaming. i do want the streaming and any movies being played to be on 1080p though.

Also in your opinion, is the G3450 worth $10 more than the G3440?

Thanks. Just picked up the mobo and a new nice micro ATX case for $70 after some rebates and a combo. Just have to wait to see if the chips will go down any. I found out you can overclock the G3258 pretty well on a B85 (the one I just got), so I probably go with that one and overclock when I get it. It should play most games.
