Upgrading Gaming System - Need help deciding on best upgrades!

Hey there,

I need help deciding which hardware components I should upgrade if I'm looking specifically to increase my FPS in some recent games. Installed Assassin's Creed: Unity last night & I'm struggling to run it smoothly with all settings on LOW.

I wasn't really surprised by this, I haven't upgraded my computer in a long while and have barely played any games on it. But I just bought a couple new games and I'd like to be able to play them maxed out (or at least close to.)

Anyway on with the specs:

CPU: Intel Core i5-2500 3.3ghz
Video Card: Radeon HD7970 3gb (OC to 1100MHz - or so the box says anyway.)
Memory: 16gb
PSU: Antec 620w NeoECO
OS: Windows 7 Home Premium 64-bit

Now I'm no expert but I *think* my best upgrade would be the CPU, because I think my GFX card is still pretty decent. But I am willing to upgrade both if need be.

Budget: Hard to say, If I'm convinced that a suggested upgrade will be a massive boost to FPS, I will be happy to spend a fair bit. But ballpark would be something between $300-600.
