What is the Intel i5 4440 3.1Ghz worth?

Right recently my friend who wants to build a Gaming PC asked me to pick out some parts for less than 520GBP. I found a wonderful bundle on Overclockers (.co.uk)

I've heard that the Intel i5 4960k is pretty much the best gaming performance VS cost effective CPU you could buy as any Intel CPU higher than that give increasingly diminishing returns in gaming performance regardless of how much the CPU's at a higher grade cost.

I personally have a very good PC of my own already but I use AMD hardware, I'm not knowledgeable on Intel CPU's. Looking at some benchmarks however apparently the Intel i5 4440 is very similar in performance values to the FX-6300. I know the FX-6300 is a good CPU so that gives peace of mind in a way.

So, included in the bundle for just 228 GBP, is the Intel i5 4440 3.1Ghz worth it?

If it is, then the bundle is going in the basket as it would be really great for the value! If not then it's back to the drawing board.

Core i5 4440 is a strong CPU, but since You can't OC it really, it runs pretty much on it's edge to power up GPUs like GTX 970/980, or R9 290/290X. Core i5 4670 or/and 4670K are running just good on the level for both, and feeding games with some compute power at the same time.
At my country [Slovakia], it's worth approximately as follows:

motherboard: 35,19 eur
cpu: [4440 isn't on stock, so I took 4460]: 142 eur
ram: 59,84 eur

So that's ~237 eur - 20 eur for CPU, 217 eur excl. VAT, and that's 172 pounds. 206 incl. VAT.

It's not bad, but if You want to play games and stuff, I'd go for Z97 motherboard, and K processor.

244.87 pounds. This last build is rolls royce compared to what You wanted to take as a bundle. Namely, overclockable state of art gaming CPU, very good AF cpu cooler, overclocking friendly motherboard, and very good memories.

These are all very good choices. I take the hint, back to the drawing board! Taking a look at the other parts and recent price drops I can get a much better PC for the price.and better parts than I had originally picked. I should be able to pick one of builds you mentioned. Thanks for the feedback, if in the end the bundle I had chosen is still better then you have also given me peace of mine on whether or not the 4440 should be worth it. I'm going to wait for a little more input before picking a solution, if in an hour or so no one else has replied I'll be picking your reply as the solution.
