Heavy lag spikes.Who's the culprit, my GTX 770 or something else?

I recently bought a new Asus GTX 770 2gb ddr5 OC2 edition. I know its pretty popular and a powerful GPU.
Here's my specs


GTX 770(as mentioned above) with latest drivers
AMD FX8320 (currently running on 3.5GHz)
Ram 4GB (I don't know, its just ordinary one)
2 TB HDD (1TB Toshiba+1TB WD)
MB: Asus M5A99 Evo R2.0
PSU: Cooler master Thunder 700W (upto 85% efficiency as mentioned on the box)
OS: Windows 7 Ultimate 64 bit


But for some reason i'm getting heavy unplayable lag spikes. The lag persists even though i turn down almost every thing in a game.
I get around 30-35 fps in Far Cry 4 and at times it drops to 15 fps. I know its very unusual.
I don't understand why FC4 Lags coz I fulfill all minimum requirements and even exceed the recommended GPU too(GTX 680).

Ok now that is understandable but it won't explain lag spikes in old games, such as AC4 Black Flag,COD Ghosts,Witcher 1&2,Metro 2203 and Last Light.
In Witcher 1 the fps drops till 15 at some points

I doubt it has something to do with RAM,GPU or PSU.
Do I have to get a replacement for GPU if anythings wrong with it?

Are you overclocking the card? If so then you might be bottle necking the GPU > RAM or vice versa. You cold try adjusting the VRAM up to come inline with the GPU. The bandwidth might be too narrow for the GPU.

In Far Cry 4, I was getting similar spikes, until I played about with the VSYNC settings, I also lowered all of the details and one-by-one increased each one until I was happy with the way it looked and ran. The biggest thing was which AA method I used. I settled on MSAAx2 I get around 35-60fps now.

Things like the shadows & AA use alot of VRAM, so play about with lower settings to see the difference each setting makes then work up.

Not sure if it will help for your card, but try forcing AA on card and switching it off in game. Sometimes I get good results doing that, as it takes the strain off the CPU and puts it on the GPU.

i have a 4GB 770 and it maxes out almost every game i've run @ 55-60fps @ 1080p. Far Cry 4, Shadow of Mordor, Advanced Warfare all ultra settings. some of the newer titles like Inquisition, Dark Souls 2, and the Metro Redux package i'm running @ 1620p downsampled to 1080 and still ultra settings near 60fps.
Unity is the only game so far i have to turn down AA to low and still only get around 45fps.

it may be the low speed of the CPU or the small amount of RAM and\or it's lower speed holding you back.
