Advice on Computer performance

Hello,

I have a little problem with my computer, it's not really game-breaking but it's tedious nonetheless. Lately I have been having loading issues with my more modern games. Everything until DmC Devil May Cry and Assassin's Creed Black Flag worked perfect and smooth. But after those, the recent games like Middle Earth Shadow of Mordor, Assassin's Creed Unity, Dragon Age Inquisition etc.. have had a tedious loading screen. Every time I teleport or change scenes, there's an enormous loading screen lasting anywhere from 30 seconds to a whole 2 mins. It's bearable for a while but it is really getting on my nerves.

I asked an engineer, he suggested that my motherboard may not be performing up to par. So I updated my BIOS and all the motherboard related drivers, apart from a slight performance increase on the first day, it still is the same.

So this is my question, can anyone suggest anything or is buying a newer motherboard my only option? (The current motherboard was bought around 6 - 8 months ago)

Additional Notes :

-> I have ample space on my hard disk, and the C drive only contains the OS with some small programs installed. Defragmented weekly.
-> I have run registry cleaners and a thorough Boot Time Scan on my system.
-> All Registry errors and malware/adware have been cleaned too.
 
Solution
Your motherboard isn't noticeably slowing down your HDD. It's either a software problem (like Karsten75 mentioned) or the newer games you are playing are reading a ton of data and you are simply being forced to wait for your HDD to read it all. Unless it is a software issue, the single best hardware component you can upgrade to decrease your load times would be an SSD. If you can't afford a 512gb SSD, then you could get a 256gb and just install the slow-loading games on it. Upgrading your motherboard while still using a HDD won't noticeably increase your storage performance.

Not likely caused by motherboard especially if its rather new , Loading time will depend on how fast your hard drive is . Getting a faster hard drive or even a sdd will improve windows startup and loading times for all games and programs .

I just bought a new Hard Drive 3 weeks ago. It didn't do anything about the game loading problems. My boot up is quick enough, around 40 seconds from the motherboard logo to desktop.

Well you could get an SSD and migrate the OS and games to it. Your motherboard only supports SATA 3gb/s though. But that's ok, you'll still see faster response from your storage. An SSD will speed up your bootup time and your level load time. I'd recommend a Crucial MX100 or something in that price range.

Could be something that taxes your RAM or processor (or even page file). Check memory and CPU utilization and use Resource Monitor in Windows to check if you have constraints or if there are tasks using lots of Processor, I/O or RAM.

If it is not too onerous, a totally clean install of Windows is a great easy way to get rid of a lot of bloat that gets installed over time.

Well if I were to buy an SSD it would have to be like above 500 GBs because I have around 5 - 6 games always installed and a majority of them take over 30 GBs each. But out of curiosity, could a motherboard upgrade to say this (http://goo.gl/ZUEBsP) provide any performance increase? Because I'd rather spend $200 on a new motherboard with more graphics slots and USB 3.0 than a slightly faster SSD

SSD its not "slighty faster" than a HDD its a order of magnitude faster even at 3 GB/s
