New CPU or GPU? please help me decide

Hello all! My First post and hope you can help me decide, i will replace both but cant do so at the same time.
My current cpu/gpu combo
-phenom ii 945 overclocked to 3.5ghz
-gtx 760

My cpu is hitting 80-90% and gtx 760 is obviously running 100% in farcry 4 and middle earth shadow of mordor

gtav is coming and i am looking forward to it. My favorite games are first person shooters. I play at 1080 resolution and like all settings on ultra except AA i usually have that turned down for better frames.

So what will i see the most improvement on
-Intel core i7 4770k and motherboard then get a GPU later
-gtx 780i (found one for $400 taxes in) I could get a 780 for $300 also. then get a CPU later

And one other question. Will amd 8350 be a better choice as its 8 core like the new gen consoles? Or should i grab the i7. I dont want to replace the cpu for atleast a few years.

I agree with Seif, a new CPU. The 945 can't be supporting the 760 completely.

What motherboard do you currently have? If you don't want to replace hardware for a few years, the best option would be an i5/i7 and a new motherboard. If most games, the i5 and i7 are equals. There are very few games that actually utilize more than 4 cores.
