Serious dilemma buying graphics card

I am big time confused between which graphics card to own. I currently game at 1366X768 but am bumping to FULL HD. My current specs are :

Mobo - 78 LMT s2pt
Processor - FX 8350
GPU - Zotac 560 Ti
PSU - Corsair GS 700
RAM - Vengeance 8 GB.

I am planning to get a new mobo and a card. I just want to play all upcoming games between HIGH-ULTRA HIGH at fullHD and i can compromise on the AA. Since we all saw what ASSASSIN'S CREED was i got really doubtful. Initially i had planned R9 280X and GTX 770. Chances are slim for me to get GTX 970 so i have to take something else in consideration. GTX 970 maxes out my budget marginally. And i heard gtx 960 is coming out.
GTA V and the division on the way i really need some guidance. And i would prefer to buy a 970 board since i don't want to overclock much.

would really suggest sticking with a manufacturer (nvidia vs amd) unless you're certain to remove ALL drivers from the prior card (you ahve an nvidia one currently). if you can get a 970 on sale, or wait for the 960 to see where prices go, i'd suggest that (lower power consumption and in my experience, still better driver support)

But have you seen the performance of a 280X in Assassin's creed unity ?
With the division coming, i have serious doubts :/

Correction: It will max out all games that are not shittily optimised LOL. As someone else said, you could wait for the 960 to come out in Jan, although I heard that it would only have a 2GB frame buffer, which is not really enough for modern games. Or you could just splash out on a 970

I am very sure that GTX 960 will have 3GB VRAM.
So, should i buy R9 280X or wait for 285X and 960 ?

Will all of those cards max out GTA V and Division. As i said i can work to set back on AA's.
FullHD resolutions though. I can get an R9 290 ASUS DIRECT CUII because they are selling it here for very cheap. It is cheaper than R9 280X toxic edition.

I've heard that the DirectCUII cooler on AMD graphics cards is really bad, and some of the heatpipes don't even touch the chip but, you'll probably still get better performance than a 280X. I have yet to encounter a game that by R9 290 can't run at full settings.

Yes but they are manageable. I think i will wait for 960 and see its performance. If it is giving performance as good as 280X in lesser the price then i shall go for it and later in future set up an SLi. If AMD comes back with a stronger answer then i shall get that. We don't have sales for gpus here so i won't be able to get a 970 though i would've loved it more than anything.
