Best mid-budget CPU for multitasking & gaming?

Hello Tom's hardware community.

I'm thinking of upgrading my desktop system. It's currently running with Phenom II x4 910 & HD7870 2GB (Yeah this seems odd b.c. this system was built in 2010 and I recently upgraded the video card). I sometimes experience heavy lags if I open up 4 or more software running at the same time. And when I'm gaming (especially Starcraft 2), it gets very lagging during a PVP battle. I might start playing AC unity soon so it's gonna be a problem. I don't expect much so an avg of 45 fps on low setting is fine for me.

I'll definitely purchase a SSD and a mobo later on. But for now the problem is, considering the 2th/4th Gen Intel and the AMD FX series, what's the best model for both multitasking & gaming? My budget is $150 excluding the mobo. OC may be accpetable but it's only possible when I get to purchase a full tower case.

Solution
The AMD 8320 is within your budget, but it has no upgrade path. Could you save up $30 more and get an i5-4460 or 4440? It has a better upgrade path, but you can't OC.

I live in Canada so it's probably not possible for me to get it for only $150 :/

Someone was offering me a i5 4670 for $170, I'm not sure whether to buy this one or a FX 8350.... Which one is the best for both multitasking and gaming?
