Don't worry about paying extra for overclocking the intel CPUs, it means a more expensive motherboard on a tight budget anyway.
Highest I would go on that budget for an intel CPU is 4590 (no overclocking). Also for graphics consider the AMD R9 270X if money gets tight (should be cheaper than the Nvidia 760, and similar performance). It should do the job for those games.

However out of those three combos you suggested the 8350 with GTX 970 is the best system for gaming.
Having a significantly better graphics card will make far more difference to gaming than having a slightly better CPU for the same price difference.

In my opinion the 8320, isn't really good for gaming unless you can overclock it up to at least 3.9 GHZ. It is an eight core processor, but its single core performance is very weak. Right out off the box the AMD FX 6350 has a stronger single core performance.

Only get the 8320 for 1920x1080 gaming if you are confident you can get a good overclock out of it.
