Switching cooling unit for an overheating CPU

Hi there, I have the following build:
Intel core i5-760 / 4GB RAM / Intel DH55PJ / Geforce GT220. It's running Linux Mint 17, though the exact same issue detailed below persisted a few months ago when I used Windows 8.
Nothing is over or underclocked, the computer is about 4-5 years old. The CPU is cooled with a fan that looks like a Zalman model, though the PC is prebuilt and I can't tell which model it is, sorry about that.

My CPU has a serious overheating issue. The PC has enough space around it and the CPU idles at about 40-45 degrees depending on how hot my room is (if my room is cold) if there zero apps currently open, goes up to 60-70 in a moderate browsing session, and all the way up to TJ max (97C) in an "intensive" browsing session, both with Chrome and Firefox (and both with Linux Mint and Windows) with nothing else open.

Dusting my PC did help the first time around, but eventually the temperatures grew back up and since then dusting does not help anymore. The fan is getting noisy and seems like it doesn't work too well. I would like to take it apart, apply new thermal paste and install a new fan, though for the longest time I could not take the fan off.

I don't want to get a new PC yet, especially not a CPU, so I don't want to damage it trying. I've tried pressing the hinges down and outward, but the fan does not come off. Going by the pictures, are you familiar with a fan like this and know how to take it off? How can I handle the situation without damaging my CPU?

Do you see the latches on the top and bottom of the cooler assembly ?? push either of them down and tilt the top towards the cooler. The bottom of those hook over a notch on the mounting bracket similar to an AMD mounting system.

I want to take it off in order to apply thermal paste. The question is, how can I take it off, since I can't manage to do that.

It's not, it's a Zalman fan though I cannot figure the model. But it's not intel's. There's a link to a bunch of images in the OP. Thank you for your help, but could you please read the OP first from start to finish?
