Far cry 4 fps lagging TRIED EVERYTHING! still not fixed!

I bought far cry 4 about a week ago and have been getting almost equal amounts of lag on any setting. (eg still lags just as much on low as it does on ultra) Really annoyed because i have watched peoples youtube videos and streams who can run the game flawlessly with lower specs than mine?! really would appreciate help as the experience is nowhere near enjoyable when i am threatened with lag spikes and glitchy framing every 10 seconds. GRRR!!!

Specs are:
CPU: intel i7 4790K @ 4Ghz
GPU: gtx 760 2gb
Ram: 16GB DDR3

1) What FRAME RATES (FRAPS) are you getting on Low vs High settings at 1920x1080?

2) By "lag" do you mean it's always sluggish or just stuttering every 10 seconds or so?

3) Does VSYNC OFF make any difference?

VSYNC OFF may give a lot of screen tearing but I'm asking whether it still stutters as much.

4) Have you experimented with the VSYNC and GPU buffers in the settings? (I only have FC3 but I had a few issues with that).

5) What is your experience in OTHER games?

6) What is your 3DMark2001 score? http://www.futuremark.com/benchmarks/legacy
- install, run, ignore memory warning, start without changing any settings...

I have an i7-3770K + GTX680 "TOP" card and get about 68,000. Your CPU is slightly better but GPU a bit worse so I'd expect a score of closer to 60,000.

7) Does installing the latest NVidia drivers by doing a "Clean Install" (I think you click "custom" first) help?

1) cant be anything over 30fps
2) yes always stuttering
3) V SYNC makes no difference
4) yes i have
5) runs ultra BF4 flawlessly
