Does this sound like a good build?

Hello all,

I am currently running on the following specs:

3.1 GHZ Intel Pentium G3240 Dual-Core
Intel H81M-E33
8GB DDR3 SDRAM
1TB 7200 rpm Hard Drive
AMD Radeon R7 250 2GB DDR3
Thermaltake 350W Smart PSU
Windows 8.1 OS (64-bit)

It's definitely time for an upgrade, as this PC struggles with even some older games.

So here's what I was thinking:

Intel Core i5-4690 3.5 GHZ
Nvidia GTX 960 2GB GDDR5
Intel H81M-E33
1TB HDD
XFX XTR Series P1-550B-BEFX Modular PSU
8GB DDR3 1600MHZ RAM
Windows 8.1 64-Bit

So basically, all I'm upgrading is PSU, CPU, and GPU. I added everything to the cart at Newegg, and it comes out to roughly 520$ not including any tax. So obviously, I'm going to replace components one at a time, starting with the PSU of course.

So my questions are:
1. Does this upgrade sound good to you guys?
2. What kind of performance difference can I expect to see from my current build to the upgraded build?
3. Which should I upgrade first? CPU or GPU? Note that there will be around a 2-3 month time span in between upgrading (putting money aside) so which component will give me a greater performance boost? (I've noticed my CPU struggles with a lot of games!)

UPDATE: So after searching through my MB's website, it turns out that as long as BIOS is up to date, the i5-4690 is indeed supported! Thanks for all of your suggestions on graphics card as well, I'll be sticking to the GTX 960 for now, but a 970 is definitely a good idea for the future!

+1 to both comments, read carefully your mobo's CPU supported list in its website and see if a BIOS update will support the new CPU, also consider aiming at a bigger GPU if possible, better to have a I5-4130 with a GTX 970 than the 4690 with a GTX 960.

Thank you for that, RaDiKaL_

I've looked at all of my MB's supported CPU's and decided to move down to the i5-4670 as this one is supported by my MB, and I can't see much of a performance difference between the 4670 and 4690 except for the minor clock speed difference. I'll probably stick with the 960 for now as I am indeed on a budget, however 970 or 980 is definitely an excellent idea for the future.
