Hello I am going to build a new gaming rig. My specs are my first option
processor - i5 4690.
motherboard - Asus h97 pro gamer graphics card - Gtx 970.
ram- 2*4gb corsair vengeance cabinet - cm storm enforcer hard disk - wd 1tb hard disk
optical drive - Samsung optical drive PSU - antec hcg 520m.
My second option
Everything same except
Processor -i5 4690k
Motherboard - Asus z97 pro gamer
Will there be any difference? If not then I will try to stick to the first one only.

Will you overclock? Because that is the only difference. The first one cannot overclock while the second option can.

The price of Asus z97-a and Asrock extreme4 are too much which I can't afford . My budget I rs 75000-76000 excluding the display. So what to do. I am going to buy everything from MDcomputers.in so please suggest me from this website only.

Then get the asrock. There is little or no difference in performance. Its slightly cheaper too.

Will I need a cooler for overclocking. If so then I will get one later on because I am not in a mood of overclocking now . What about the other components I have selected at the first . Will I be able to run games on ultra high settings?

The least you should go is this. The psu supplies clean power to the rest of the system and you don't want to skip there.
I suggest getting a cheaper cabinet like a cooler master k380 ~ 4500rs approx.
