Far Cry 4 lag on ultra settings

Hi guys my Far Cry 4 lags on ultra settings with v-sync off. I have a GTX 770 MSi twinfrozr IV and a Intel Core i5 4690K and 8 GB ram with a Asrock Z97 Extreme4 MoBo. I've read the article on this website when they tested Far Cry 4 and they got 22 FPS minimum and 32 FPS avg with a GTX 760 at 1080p,I get 16 FPS minimum and 20 FPS avg with a better card at 1080p? Can someone please help me because I really want to play the game at full settings and I know for sure I can. Another problem is that I can only play Far Cry 4 in fullscreen mode when I am using 4:3 ratio. When I play with any other ratio and say fullscreen mode it just goes borderless or wondow mode. Why is this happening?

Your ram is and cpu is good. Your GPU is a little weak for those settings. Have you tried turning off anything that you really don't need. Like anti-aliasing(AA), multisample anti-aliasing(MSAA), custom sample anti aliasing(CSAA). You might want to try that. You want to stay a little bit above 30 frames. Optimal is 60, but we used to play games at 30 frames in the old days. That is why I say a little over. If you can't achive that. Then try going down a resolution.

Disable the Nvidia effects (Godrays, Fur effect, trees relief, and Ambient occlusion). You'll also want to turn off MSAA altogether.

If you're still having frame issues after that, turn down the shadows settings.

the thing is that resolution doesnt effect my fps at all

ok so I disabled god rays and AA and fur is only on and the fps went up to 55-60 the god rays and AA takes alot of fps with AA I dropped to 25. So thats sorted but what about my res. I cant play with other resolutions otherwise my screen is windowed

Should be fixed by selecting the fullscreen option in the display settings.

its actually not that easy when I start the game its zoomed in in the top left corner then I manage my way to settings and play with the borderless windowed and fullscreen option untill the game if full screen and I dont want to do this every time I enter the game?

Press ALT + Enter to go into fullscreen next time you start the game and it does that..
