Which card Should i buy ,The GTX 970 or the GTX 980.

In my county Gtx 970 costs around Rs 27000 and the Gtx 980 costs around Rs 47000.

970 for sure its nearly overkill for 1080p so you'll beable to run every game you have max quality

If you're willing to spending that much on a 980, maybe consider getting the 970 and also getting a new monitor with it? lol. I think you could get both, and still pay less for the 2 than you would for the single 980.

Yes you will be able to run unity on ultra if your cpu wont be too much of a bottleneck.You should probably get a 1080p screen with that. you can get a preatty good one for 150$ .You should also make sure your psu can supply enough power to these cards

u should get that PSU replaced when u can btw it isnt that good bad caps/trans

CPU will be Okay it is a bit better than the 8 core FX but u should upgrade to an I5 imo

if u get the GTX980 u might slightly bottlneck it plus your resultion is so low even a GTX760 or a 7950/R9 280X would max everything u throw at them lol
