Removing Heat Sink

I believe I have the cooler master evo 212 heat sink installed, thats what my receipt says atleast from a couple years ago although the one they're selling now looks a bit different.

Im planning to take it off to air spray it and remove all the dust and re apply more thermal paste, its been on for a while and I did not built my computer so im not sure how it was applied. What would be my process in removing this and reapplying this without damaging the components? I have an amd phenom processor with a asus m88 motherboard.

Also how are my temperatures right now at iddle, im planning to overclock within the next month, should I get one of the corsair water cooling units or will this heatsink handle that, and is there anyway to increase the fan speed?

Run the machine for about 15 minutes to make the old thermal paste viscous. Take the fan off by unclipping it from the radiator. Unscrew the scissor clamp. Clean the cpu with a tissue and 90+ % Isopropyl Alcohol. Apply the new thermal paste and reassemble.

To remove that cooler, you need access to the backside of the motherboard. Hence the cutout. If no cutout, then you need to remove the motherboard.
