Your parts preferences and intended use are a bit conflicting. The i5-4690k processor is an unlocked model (k series) and is meant for overclocking. While you don't have to, it would be a waste of the budget to purchase it and not overclock. For a non-overclocking setup the i5-4460 is the better choice (locked model of the same series). The setup below would be for a single GPU and no overclocking. All of these parts are available at the bizgram site (PDF) you referenced.

Solution
Here is the deal.
i5 4690k is for OC but you do not plan to OC. Of course you can still use it without OC but you are wasting money.
I have 2 suggestions:
1. Pick cheaper proc e.g. i5 4590, i5 4460, etc.
2. Pick a proc with HT but with the same price as i5 4690k: E3-1231V3

the rest of the components, you can pick like the post above this.

Shop in Sim Lim? I dunno man, I never really trusted anyone/any shop in Sim Lim. I trust the shops in Funan more.
Shops in Sim Lim tend to try to trick you, especially if you are a foreigner.
I must admit tho', you can have also better bargain if you already know what you are doing.

Curious about that Always had a good deal from sim lim most of the time. Yeah its scammy but those are some of the shops. Would be interested to know what pc parts stores are in funan?

You should go there and check yourself and take a look around, I saw several stores in the mall as I last visited Singapore last year.
I could not remember the names tho'.

I was here last year since my laptop HDD went suddenly dead and I had to buy one.
