What Build would be better for gaming

Solution
Your two builds are separated by a large price difference. A GTX770 is a little outdated and is outperformed by a GTX960, which is cheaper new.

I3 dual core w/ hyperthreading is easily beat by a quad core i5.

Old LGA1366 Xeon workstation is a nice computer, but doesn't have the same per-core performance as CPUs you can buy today. Triple channel memory doesn't really gain you any game performance, nor does having 12GB in general.

If the i3-build is your only option, include the GTX970 and be done, GTX770 is a waste of money unless you are getting a very good price. For maximum performance in as many titles as possible the i5 + GTX960 is a better option. In a few years you can replace the GPU and be good for another few years.

CS:GO isn't exactly a demanding title either. If you want maximum performance for the money that would be another discussion.
