Intel Build Vs AMD Build ? your opinion

I'm planning to upgrade my PC with one of the below two options

Intel Build
CPU : I5 4690K @ 205USD
Mobo: ASRock Z97 PRO4 @ 105USD

AMD Build
CPU: AMD FX 8350 @ 150 USD
Mobo: ASUS M5A97 R.20 (AMD 970 Chipset) @ 100 USD

I know that Intel CPU is more powerful on single core benchmark, but I need a build that lasts for atleast 3 years to come
and most games today are required 4 cores so in the next couple of years they will ask for six or eight core so the i5 will
become usless but the AMD can still run the games, also its cheaper.

and both are overclocable, so its kinda confusing. however I need to upgrade my 400watt PSU If I need to get the AMD.

I don't know where you got the idea that modern games need 4 cores, none need 4 cores, they work better with more cores but not greatly. Also the Z97 has an upgrade route to the 4 Core Hyper threaded I7's, there is no real current upgrade path for the 8350, and with Dual core Hyperthreaded I3 cpus performing nearly as well as the 8350 in current games it is impossible for me to recommend the 8350 build.
 
Use an FX 8320 . Identical to the 8350 , but clocked lower . Since you can OC easily to 8350 speeds its a no brainer

Use this Asrock board . Much stronger power circuitry and features than the Asus

That should save you so much over the i5 option you can afford a much better graphics card which is what you will need to play demanding games

There are a bunch of benchmarks showing intel dual cores as competitive . Theyre mostly bogus since they are single player on machines with no other software . Once you play online and have a computer running real AV and firewall software the intel is not going to cope
