Gaming PC running well, but still not as well as it should be.

Hey guys I mad a forum post not too long ago about how my new gaming pc rig wasnt running games at good fps at all. Now im getting much fps but still not running as good as i thought it was. I've talked to people with worse pc rigs than me but run games twice as good as i do. such as Final Fantasy 14 a realm reborn, rust, reign of kings. For example, a friend of mine can run final fantasy 14 at max settings at constant 60 fps, my pc can run the game on normal at 50 - 40 with constant drop rates but his pc isnt even as good as mine? When i play games my cpu usage on the task manager is at only about 10% - 20% max no matter what im playing and my memory gets to around 60% 70% ussage but the games still isnt getting a very good experience, or at least not what it should be. Below is a list of my PC specs, please give me any suggestions and i'll see what i can do. Currently very frustrated!

Sound: HIGH DEFINITION ON-BOARD 7.1 AUDIO
 
Some of these might sound obvious.

Are you using the dedicated graphics card? Display cables should be plugged into your video card and not your motherboard.
Are you using geforce experience?
Is your driver forcing super sampling or AA of any kind?

Have you downloaded GPUz to watch gpu loads and temps while gaming?
Do you have any kind of lucid mvp software installed?
When you go to device manager, under display adapters tab, is only your nvidia card listed?

Im not too tech savy so im not exactly sure if its dedicated. i have my hdmi plugged into the video card.
i tried using geforce for some games but what they "optimize" makes the game run like crap right now.
i do not believe the driver is forcing super sampling ect ect, how exactly would i be able to tell?
I havent downled GPUz but i suppose i can give it a try.
Not currently aware of lucid mvp software so im going to say no!
under the display adapter it says nividia card and intel hd graphics 4600
