How much of a difference will a new heat-sink make in my computer?

Hello all, I recently noticed that my computer has been getting in the 65-75 (and very rarely 80) degree range when I play games on my computer. These aren't terrible temps for my computer considering the parts I have but, I would like for them to be lower. I am looking into getting a new heat-sink since the one I have now is the one that came with the processor. But I am wondering how much of a difference it will make. I know that it probably depends greatly on which one I get. But, If someone could give me a rough estimate that would be awesome! Thanks!

SeaSonic 850w PSU
1x Front 200mm Case Fan
1x Rear 120mm Case Fan
1x Top 120mm Case Fan

Thanks guys for the quick responses! I was also thinking about upgrading my case sometime soon but I don't have enough money to do both right now. Which one should I do first? Which one would benefit me more?
