I researched and I came up with two configurations. The basis of these two configurations is based upon how much a build is future safe and is in mid-budget. I am listing builds with least prices that i could figure out. Plz advice me further. (The currency listed below is in INR i.e Rs (Indian Rupee))

Non-SLI Build

1.) MotherBoard- MSI H97M-G43(6990 Rs - flipkart)
2.) Intel® Core™ i5-4690 LGA 1150 Processor (14534 Rs- ebay+13% cashback using buyhatkeoffer)
3.) Gigabyte NVIDIA GTX 770 OC 4 GB GDDR5 ( Rs 22533-ebay+13% cashback using buyhatkeoffer)
4.) Cooler Master k281 - (Rs 3614- ebay+13% cashback using buyhatkeoffer) )
5.) CORSAIR Vengeance Pro 8GB 2 x 4GB DDR3 2133Mhz Desktop Memory ( Rs- 7134 + ebay+13% cashback using buyhatkeoffer) )
6.)CORSAIR VS Series™ VS650 ( Rs- 3893 + ebay+13% cashback using buyhatkeoffer) )
7.) Seagate Barracuda 1TB Desktop SATA Internal ( Rs- 3279 + ebay+13% cashback using buyhatkeoffer) )
8.) Dell S2240L 21.5 inch LED ( Rs- 7830 + ebay+13% cashback using buyhatkeoffer) )

total cost- 69807 Rs (1120$)

Question-

Now, I did not list gtx 970 in previous build as 770 seems to be more than sufficient for 1080 pixels, true power of 970 is revealed only in 1440 pixels resolutions (and it consumes less power as well) and as i found out that the cost of the monitor with 2560* 1440 resolution monitor cost in india is around 50000 Rs (800 $, and my budget for monitor is 128$). Now, plz advice me as to whether should i go for 970 than 770?

SLI Build

1.) ASRock Fatal1ty Z87 Killer (Rs. 10440- ebay+13% cashback using buyhatkeoffer) )
2.) Intel® Core™ i5-4690 LGA 1150 Processor (14534 Rs- ebay+13% cashback using buyhatkeoffer)
3.) Gainward / Nvidia GTX 970 4GB GDDR5( Rs 24046-ebay+13% cashback using buyhatkeoffer)
4.) Cooler Master k281 - (Rs 3614- ebay+13% cashback using buyhatkeoffer) )
5.) CORSAIR Vengeance Pro 8GB 2 x 4GB DDR3 2133Mhz Desktop Memory ( Rs- 7134 + ebay+13% cashback using buyhatkeoffer) )
6.)CORSAIR VS Seriesr™ VS650 ( Rs- 3893 + ebay+13% cashback using buyhatkeoffer) )
7.) Seagate Barracuda 1TB Desktop SATA Internal ( Rs- 3279 + ebay+13% cashback using buyhatkeoffer) )
8.) Dell S2240L 21.5 inch LED ( Rs- 7830 + ebay+13% cashback using buyhatkeoffer) )

Total price Rs- 74770 (1200$)

Now, i have included 970 into this as considering future build if 4k monitors become cheaper and if the new demanding games comes by 2017 or 2018 then i can put one more 970 into current rig and get more performance. I choose sli as i found out tha sli of 770 beats titan x card by a margin of 30% performance and 770 was launched in 2013 so there is 2 years gap. So by that logic, 970 sli should be able to beat the top performing card of years above 2017. And by that time 2560*1440 monitors would become cheaper as well and then this build could be future safe. So, is my hypothesis correct for future safe issue, plz advice.

Now, I want to know your thoughts on these builds (If any changes plz advice). If you can suggest lower prices for these parts then that would be very helpful.

Also, you can give your thoughts whether sli builds are future safe or buying a new top performing card in future would be better.

I am a novice and this is my first pc build so any suggestion is wholeheartedly appreciated.

Solution
Go for the second build. The GTX 970 paired the 4690 is a beastly combination. You will also be able to get another GTX 970 after 1 year or so at a much cheaper rate, so that's another advantage.

Your PC will run anything available on the market today at 1080p @60+FPS, that part is guaranteed.

Close your eyes, and go for the second one.

second one is just 5% more expensive than the first one and is more "future proof"

also, some notes
1. you did not include an ssd boot drive; please do
2. the monitor size 22" might be a little bit small; pls consider 23" or 24" or better yet 2 monitors of size 22" for some level of parallelism
