help picking parts for first time budget gaming computer

I want to get a desktop to use for work at home and to play a few older games on. Let me know if I can cut costs anywhere. Here is the parts breakdown:

My main question is about the cpu and gpu. I mainly play the total war series (empire and napoleon) and would like to play them at the highest settings. I know, they are old games and a new walmart computer could play them, but I am intrigued to learn more about computers and would like to try building one. I would also be able to easily upgrade or eventually build a new one if I start playing new games. The i5-4460 from what I read is a solid choice for gaming and will still be usable for new games. Would the GTX 750 ti 2gb be worthwhile for what I need? Also, is the h97 motherboard not necessary? I've seen notifications about updating the h81 motherboards for the newer intel cpus.

You can shave some dollars with this build
i3-4160 - 120
Gigabyte H81 Mobo - 50
8GB Ballistix Sport - 60
WD Blue 1tb - 60
GTX 750 Ti - 150
Rosewill FBM-01 Case - 30
Antec VP-450 Power Supply - 35
DVD Burner - 20

You only need the VP-450 because it is more efficient and rated better than the CX series power supplies. I reccomend going with an i3 because it seems that you're not really into games that are heavily threaded.

So I can use an i3 and get the maximum graphics and performance from the empire and Napoleon total war games? I'm completely for saving the money I just want to make sure. I don't really play any new games so I also don't need a top of the line graphics card. My goal is to build a solid performing computer for those two games and the earlier games in the series while learning about building computers in the process. I've read about h81 mother boards needing bios updates for the new Intel gpus. Will I need to do that if I use an h81 with an i3?
