Crysis 1 Performance Question

So i'm trying to figure out why i'm getting such poor performance in the original crisis. I get 60 fps in certain areas but for the most part I'm constantly getting huge fps drops. I've read the game is cpu heavy but monitoring with after burner isn't showing any of my cpu cores maxing out. It is only using 4 of my 8 cores however. I'm playing with very high settings and 4x aa at 1920x1080. If anyone has any suggestions as to how to improve performance id appreciate it.

Gtx 970

This is odd. My setup is similar to yours and I didn't see any drops like that at all. Did you fully patch the game? Did you buy this game?

It's only a quad core processor anyways, it's the hyperthreading that allows for 8 simultaneous threads.

Yeah I bought the game through steam years ago and just finally got around to playing it now. I expected to see some fps drops since my CPU isn't the fastest but it's going into the sub 30s during firefights which doesn't seem normal. Im just not sure why the fps is dropping so much when according to afterburner, the CPU and gpu are nowhere near maxed out.
