Looking for some help in building PC for virtualization and occasional gaming - budget ~1500CAD

Hey guys, I'm hoping you could help me in building a powerful computer I'd be using for virtualization, and occasionally gaming as well. I'm studying IT at the moment, and will be using VMware and similar virtualization software, as well as installing multiple OSs (Windows, Linux). I'd also like to use the PC for occasional gaming (hoping for 60fps in games like Battlefield 4 and GTA V).

Budget
My budget for this build is about 1500CAD (approx. 1250$ US). I can be flexible for a few hundred dollars, so if there is a component that would get me much better performance, please don't hesitate to recommend it. I'm in Canada, so would prefer buying from Canadian online stores.

CPU
I would need a CPU equivalent to an i7 in this build (I have heard the Intel Xeon are also a solid choice for use in virtualization).

Overclocking?
Overclocking is not my priority in this build. Ideally, I'd like to have a CPU and GPU that would support that feature, but if I could save that money and spend it towards other components then I'd prefer that.

Storage
Since I'll be working with virtual machines, I'd require quite a bit of space. I'd be looking at a minimum 500GB SSD, and also possibly an additional 1TB hybrid drive / 7200rpm HDD (if budget permits).

Graphics Card
I may game occasionally, so I'd like to have an nVidia GTX 970, or something equivalent. Basically, I'd like a graphics card that will support playing modern games at 1080p at 60fps for the next few years to come.

Memory
I'd be looking at getting a minimum of 16GB RAM.

Motherboard
The main priority for me in the motherboard would be support for virtualization. I'd also be looking for a motherboard that would have at least 3 x USB 3.0 ports, and would have enough slots to support up to 32GB RAM.


Optical drive, extension cards, etc.
An optical drive would be necessary (any reliable basic one would be fine).

Other parts required
Besides the actual PC, I'd also need to be getting a decent 1080p screen, and a keyboard. I already have a mouse and an OS.
