Low Fps In Games, good computer

Hi Guys, i've been running alot more intense games recently and i've noticed my friends with alot worse and older rigs are getting better fps than me in games such as dayz h1z1 and counterstrike.
I'm a complete computer noob and would really appreciate some help to maybe diagnose the problem. Here are my specs as follows -

CPU -I5 4460 3.2GHz
GPU -AMD SAPHIRE R9 270X 2GB
RAM - 8GB CORSAIR VENGANCE DDR3
HARDRIVE - 1TB
POWER SUPPLY - 500 EVGA SILVER RATED
MOTHERBOARD - H81M-S2H GIGABYTE

Would appreciate any help on this as i know you guys might get fed up of people asking questions thanks alot in advance

First ask them what settings they're running the game on. If you're running on Ultra and you friends on normal or easy then no doubt your friends are going to have better fps.

and second... the frames can go down cuz of the high ping servers like in my case.. i have arma 2 and get 28-30FPS offline and in multiplayer i get 10-18FPS so probably your friends have a better internet connection than you... (I get the big frame drop and i have 20mb/s internet...)
