Graphics Tearing; In-game - but not tearing on 3rd party video replay?

Hi there,

I've had a massive problem with games 'tearing' in game....
i'll get horizontal lines 'zig-zagging' and 'strobing' on trees... e.t.c.

i'm using a hdtv as my monitor (with a HDMI cable)

Now, i just used plays.tv to record in-game footage.. and when i played it back - there was no tearing e.t.c.???
i had the replay/recording set to high and 60fps.. - it also had no tearing at 30fps and medium.

So i think that's quite a significant breakthrough in this issue.
I really don't know much about computers ,,, but i reckon it's a communication issue between the P.C and the TV....
i don't understand... that while i'm playing the game i have these graphical problems,, yet recording it using plays.tv and then watching the very same footage of me playing, removes these graphical issues...??

i'm going to test out a different HD monitor shortly..

What do you think is the issue here..?
