Budget gaming pc to play latest games on 720p resoulution at max settings (60 fps)

Hie guys im looking for a gaming pc build which will allow me to play the latest games on 720p resolution at max settings. 60 fps is not a concern but it should run them all smoothly.
These latest games are Crysis 3, Cod, Cs go, Assassins creed unity, Batman arkham knight, Gta 5, Far cry 4 and many more latest games. Im a big fan of FPS games, 3rd person shooter games and stealth games too.
I already have a
1.Gaming mouse and keyboard
2. 160gb HDD and 1tb external HDD
3. win 8.1os
3. Monitor.
What i do need for my gaming pc build is a
1. Motherboard (Should be a little future proof ijust incase if i want to upgrade in 2-3 years to a i5 or an i7)
2. Cpu case
3. Processor ( Im thinking more of an AMD because it is cheap and in my budget)
4. Graphic card (Prefer Nvidia)
5. Cpu cooler (Because i have heard that AMD has heating problems)
6. Ram (8gb is enough for me do not require more)
7. PSU
All these should be enough to play games on 720p hd not more than that.

Motherboard comes either for intel or amd. So if you wish to upgrade to intel core i5 or an i7 you should buy an intel processor. The next thing you need to make sure is the socket. Upgrade to an i5 or i7 with the same socket that is supported by your motherboard. I would suggest this CPU: Intel Core i3-4170 3.7GHz Dual-Core Processor ($126.98 @ Newegg)
But seems like it isn't available in India (If you are in Delhi you could try Nehru Place Market) so I would recommend Intel 3.5 GHz LGA 1150 i3-4150 (BX80646I34150) Processor (Rs. 8750 @ Flipkart)
Intel HD Graphics 4400 (iGPU) may not be able to play games at max setting but it can play games on medium or low setting. If your budget allows get a 1GB DDR5 (To be on the safe side I would recommend 2GB DDR5 for latest games) graphic card for playing in max setting. Make sure you buy a good quality PSU and Motherboard.
