Low fps drops in games. CPU Throttle? [PC]

Hello guys.
I've came here with a real big problem which I have for almost one month now and cant fix it and I hope you could give me some informations about what could I do to get rid of this thing.
The problem is that I get very big fps drops in all the games I play and I never got this problem 'till almost a month.
For exemple. In GTA 5, I play for 10-15-20 minutes and then it starts lagging like hell, unplayable.
In fifa 15, everytime when the match its @ 60' / 70', the game starts lagging like hell.
I've downloaded a CPU software today to see my temps, and my CPU got to 105C while playing GTA 5. At the moments when it started laggin, my cpu was at 105. It wont go any further in temps. The maximum I got was 105 celcius..
What do you guys thing? It might be the thremal paste or something? I never changed it and i'm using this PC for 4 years now. But never had this problem. Those games I mentioned above, worked very well before. Or there might be some other thing the cause and not the CPU? I also have only 4GB rams but the games worked before! I've tried reinstalling my os so many times and so many different versions, the same with the gpu drivers..

105 is the maximum temperature of the cpu, it wont go higher then 105 but it will start throttling (that is hapenning to you). If u wanna know what is throttling search on google cpu throttling. My advice check if your cooler is properly mounted if it is then buy a new cooler, best performance/price cooler is cooler masters hyper 212 evo. http://www.newegg.com/Product/Product.aspx?Item=N82E16835103099&cm_re=cm_hyper_212_evo-_-35-103-099-_-Product. I m 100% sure that it is a overheating issue, untill you fix this pls dont play games or use your computer for intensive cpu tasks, you may damage your cpu, 105 is the limit of your cpu and you have reached it.
