Ok so im busy studying product design at uni and some of the software we use (Keyshot5) for rendering is pretty damn cpu intensive and with that in mind i want to upgrade from my i5 3450,
i was thinking of getting something like a Xeon E3-1240, mainly because they are going for super cheap and they have hyperthreading....now how would that work for gaming?

Many Thanks
(i am perfectly aware that they cant be overclocked but thats fine by me)

The 1230 v2 is a popular choice for all around rigs, it peaks at 200MHz faster than your 3450 in all scenarios. The 1240 is an older SNB-WS part, you might be looking for the 1240 v2 which is about $20 more expensive than the 1230 v2 (should be ~$210 tray these days) for an extra 100MHz. You'll be looking at an ~34.9% improvement going by Cinebench R11.5, from an i5-3450 to E3-1230 v2, which I think is worth the extra cost if you can sell your 3450 for a good price.

Actually, the fastest I've seen is an 113MHz BCLK overclock on the E3-1230 v2 on a Z77 board. Most of them can achieve around 105-108MHz.

I have looked at 3770k and well i7's in general but they are just so damn expensive ...might save up for a little bit and maybe bite the bullet on one

Its up to you mate. Xeon E3-1240 will be indeed a great upgrade for Keyshot5.
But a highly oced i7-3770K will be great for both Keyshot5 and games.

Good luck :D

Filippi- it depends on his motherboard. Where he currently has a locked cpu it's very likely he has a non-overclocking motherboard. If that's the case an unlocked i7 doesn't make sense without upgrading the motherboard and at that point he might aswell look at socket 1150 or the upcoming socket 1151.

That's a good point indeed.
