Need some advice on upgrading PC. Please help?

Hey guys, I'm back again with some new questions. I want to upgrade some parts of my PC but I'm unsure where to go. I feel like just making a whole new build and try and sell my old PC.

My current specs are :

GPU : EVGA GTX 760
CPU : Intel Core i3-3220
MOBO: ASUS P8B75-m LE LGA 1155 Socket
RAM : Corsair Vengeance 8 GB
PSU : EVGA SuperNova 750 Watt
HDD : WD Caviar Blue 500 GB
CHASIS : Coolermaster Enforcer

Now, I was thinking that I should upgrade my CPU and Motherboard. They seem to be the only one's restricting me from future upgrades. I have an old GTX 550 ti stored as well as a 600 watt PSU and maybe I could replace those with what I currently have and put my PC up for sale. Although, I doubt anyone with the right mind would buy it do to the low end specs. I currently have a budget of $500 but I want to spend $300 until I work in the summer and get some more money. I want to know what would be the best to upgrade so that I can just be set for some years to come, be able to record games with minimal lag, and gave good overall fps. Any advice is helpful. Thanks in advance.

your PC specs looks fine beside the CPU,.
I run a I5 -2400 with turbo and a R7 265 DD on a 4 year old Dell,.and I play ME 3,Bioshock Infinite,Skyrim lightly modded,and Batman AC with no problems at
1080p 1920 at 60FPS,.the only issue I have ever had was Skyrim dropping down to 29 briefly in open world once in a while,.
I would check the MB support and see what kind of updates they have,.and drop a quad core in there,

your trying to buy some time to the $ gets built up,.
you can get a used I5-2400 on E-bay for 110.00 dollars these days,..you'll notice a big boost in the performance with it,.
then save up some cash for your next build,.resell what your not going to use for it,..

Okay, I just don't want to keep upgrading you know . . . I just want to stay with some good specs that will promise good fps for games to come.
