I have the same CPU you have unlocked to a 6 core. It's been a good CPU for years but like you it's time for an upgrade. I'm looking at the fx 8320 with a Coolermaster 212 evo. You can push this CPU past 4ghz easy I've seen. I'll list them below.

If your motherboard has an old AM3 socket, I'm afraid there isn't any new processors available anymore. You'd have to hunt one down on ebay and pay a premium for it. If your board is an AM3+ socket, you can move to one of the newer Viseras. If not, you are in for the cost for a new motherboard too. That would mean a clean install of your OS and all your apps/pgms.
Here is one AMD solution for a bit of performance increase:

Unfortunately, you won't get any improvement for $200 with Intel. They tend to go much higher in price. What do you have now for a gfx card? What resolution is your display? PSU?

Oh. Then you are all set. Saint7269's suggestion is a good one. I'm experimenting with the FX-6350 in my sig below right now. Got it to 4.7 GHz stable, but ran out of thermal headroom. Need a better cooler than the H60, I guess. I feel it still has quite a bit more room to go.

But your old CPU is probably still able to nearly max out your R9-270X. So you'll want to upgrade the card too in order to see a major improvement in gaming performance.
