First build: What to upgrade first?

I want to be able to play Witcher 3 and Batman Arkham Knight on their highest settings, with good frame rate on 1920x1080. My current specs are:

Intel Core i5-4670k @ 4.4 GHz
GTX 770 2 GB
Asus Maximus VI Hero
128 GB Memory
TX 650M
8 GB RAM

My initial plan was to change the GTX 770 for the 970 or maybe the 980. Is there another part you recommend upgrading? Thanks for the help

best would be if you could afford a gtx 980 ti, but the gtx 970/980 will be perfectly fine, or you could wait for the AMD fiji cards, I think the r9 nano is suppose to be the about the same price range of the gtx 980.
