Xeon x5660 or a newer cpu form the e-5 or e-3 series

First off i'm completely new at this so apologies if this doesn't sound right, but I'm thinking of building a workstation for architectural programs 3D rendering etc. I'm on a bit of a budget, and right now I'm just researching everything and cpu's seem to be the place to start. From what I've heard xeon processors seem to be the best cpu's for my purpose over i5 and i7 and other makes (please if you think otherwise). Problem is i don't know whether it would be better to get a newer cpu from one of the newer series like e5 for the improved technology or the old xeon in which i could potentially have two processors in a dual socket motherboard for a lower cost together.
Any information on the advantages and disadvantages of each and any other other better option would be apreciated.

Yes pretty much, its looking at a total budget of £700 arounds, but if it needs to be a bit more expensive i can make up the extra. As i said though, I'm just looking into the costs right now so i'm not too knowledgeable about the costs of other parts, in relation to their quality.

Depending on the specific app you use you can get buy with a cheaper graphics card like a GTX 750 Ti. It is about 100 dollars cheaper than the 960.

Going with an i7-4790K or the new Xeon would both be great for workstation tasks.
