Getting Lag Spikes In games, help please? :)

Hi, as the title says i get lag spikes In games. It's not in every game, but every game that is a bit demanding. It's doesn't matter if I'm playing online or offline. The problem must be in the GPU or CPU.
If anyone with a bit of experience knows what the problem may be, please let me know :)
My PSU makes a buzzing noise, does that have something to do with it?
My system specs are:
CPU: Intel core i7 4770 3.4 ghz
GPU: GeForce GTX 770 2 GB
Operating system and storage: Windows 7 home premium, installed on a 120 GB SSD
Storage: 1 TB HDD as a secondary drive for my games.
Power supply: Cooler master 550 watt PSU ( Gold certification)
Motherboard: MSI B85M-E45

I say demanding but what I mean is that It's demanding enough to give me lag spikes. Games like Battlefield 4, Sniper elite 3, Call of duty advanced warfare and Metro 2033 redux. Yes, I have tried taking down the graphics, and it definitely makes it a LOT better. But in games like Metro 2033, I shouldn't have to lower the graphics. My pc should run that max no problem right? Thanks :)

Not exactly. It's a demanding title. I would suggest maybe a little overclock on your CPU if you have the cooling for it. Also, and this may help alot try overclocking your gpu a little too that can help big time. Do you have all your latest drivers for everything ? Bf4 should be 50+fps all maxed out if I remember my buddies setup. Metro is a tough one though for sure
 


He has the regular 4770. Not the 4770K. Unless he mistyped that.
But it would make no sense to run 4770K on a B85 motherboard.

And that regular 4770 cannot be overclocked.

Im not to sure if that's the problem. When playing any of the titles mentioned above I have at least 80+ fps. In some cases 100+ fps. A small lag spike still appears here and there. Metro is really the only game it's really bad on. I forgot to mention this in the beginning, but my PSU makes a buzzing noise. It's pretty new, but maybe the PSU is bad ? And that's giving me unstable performance which in this case is lag spikes ? Thanks again :)
