i7 4790k vs i7 5820k for the next 3-4 years

Hello guys,
I am trying to build a high end rig and getting confused between these two processors. Now what always is drawing be back from i7 4790k is lack of DDR4 support. I mean if I buy a DDR3 ram system now won't it get outdated pretty soon?

To tell you the truth I am so confused right now. Because If I go with a i7 4790k I can buy GTX 970 immediately. whereas if I go for a x99 build I will need to wait for a couple of months to buy a good GPU.

And I don't want to wait for Skylake. It's just too long to wait.

Thank you very much for your reply as that was extremely helpful. But what I am wondering is will it give the same performance after 2-3 years?

Also, I can see that a 980 ti is giving about 69-80 fps. Will a GTX 970 give 60fps for these new games?

buy the i7-4790k,and the 970 and wait for two generations, and the upgrade to ddr4 system. lga-2011 v3 is going to be replaced by lga-1151, with skylake on the way, so go with lga-1150, now, enoy your games, and after 3 years you can go for dd4 system, when the rams are affordable, and applications are truly optimized for it.
