lag when gaming???

i have a r9 270 and i have weird fps drops, like im at 45fps than for a second i go to like 19fps and then back up again... iv tried everything to fix it. plus the fps is very unstable like 30 to 45 than to 50 and boom 19 and back to 41ish.

(i usually had over 60-80fps but one day it randomly started doing this, and ever since :( )

my specs are...

i3 550
r9 270
4gb ddr3 1333 ram
1tb hdd
440w psu

(could the psu be causing this?)

plus i also added an extra fan so i dont think its overheating

What games? What settings? What are the temps of CPU and GPU when idle and under load?

What is the CPU and GPU usage?

No one can help unless you answer the questions. I'm not sitting at your PC.

i told you the game is called "Homefront" and settings i have tried to go from very low to ulra they all lag / have fps drops and the temperature is always under 40 on high loads the gpu is at 33 on low load and 40 at high pretty much the same with the cpu.

I copied and pasted my previous post because you didn't answer the questions.

Well your PC exceeds the minimum and recommended requirements. If those are the temps, that's good. Something had to change or something is deteriorating. Have you done any recent updates or changed drivers?

yah i have i deleted the old drivers and reinstalled them as well as uninstalling the game :( i checked my ram usage to and it also seems fine and the game doesn't need more than i already have

Did you do this prior to experiencing issues or after? What about Windows updates?

i just noticed something my cpu usage is all over the place! at start up it was going from 3%-50% and even higher! after i opened google chrome it even when to 100% a few times and it is droping from 3-19 to 35% i think that may be the problem. and since i turned my computer on the ram avaliable has been increasing . it was at like 900mb and is now at 2.19 and is not very steady

okay so i ran a scan again and my temperatures are 30 degrees (c) on r9 270 with no load. with load (the game running) is 59-61 degrees (C). the cpu temperatures are 38 degrees at no load and on high loads (running the game) is 51-54

Ok. That sounds better. I was a little putt off by your other statement. If your GPU only increased temp by 10 C, I would be surprised.

Well the CPU usage could the be issue. What other applications are you running? I wouldn't expect RAM to be a problem unless your hitting the ceiling.

okay so i think the problem is actually with my GPU tried installing the drivers again and it was giving me an error
"AMD caralyst center cannot be started there are currently no settings that can be configured using amd"
i think this is most likely the cause
