Need help with low budget gaming build

Hey guys, I want to upgrade my pc so that it's capable playing all the current games and those coming out in the next 1-2 years on 1280x1024 (possibly 1280x720) with decent fps (my understanding of decent lies at 40+ fps) and with medium settings or above.
So far I've narrowed it down to these possible builds:
- FX-6300 paired with either the gigabyte GTX 750 oc (not ti) or the R7 360 or R7 260x
- Athlon 860k paired with either a gigabyte oc GTX 750 ti or the sapphire R7 270 oc version

My main concern is would the 860k be powerful enough for these cards. Also please help me choose between the AMD and Nvidia cards, I think I'm leaning towards the AMD cards in both builds, they seem to show a bit higher performance despite the higher power consumption.

*860K + R9 270 is good choice do not forget take solid mobo, latter you can add better CPU cooler and OC CPU and gain even 20 - 30% performance :)
*860K when OC will not bottleneck even GTX 960 or R9 280 :)

in my experience with gaming games tend to be a lot harder for gpu's to handle then cpu's so if your question is should i cut cost on cpu or gpu i would choose cpu for gaming a good intel pentium g3258 on a nice oc to 4.5 ghz will run almost any current game without bottle necking the gpu with that being said if you get a stronger cpu at the cost of a weaker gpu you will actually be hurting your performance more. lets compare witcher III since it a new cutting edge game. the witcher III at 1920x1080, ultra settings, no Hairworks, on titan x gpu with the intel g2358 his cpu saw a low fps of 27.00 with an average of about 63.8 fps. Where as the witcher III on console settings saw a low of 25.0 fps and an average of 32.0 fps on the gtx 750 ti and a low of 17.0 fps with an average of 32.5 fps on the r7 260x. Now with this being said the gpu needs to be able to handle a much higher degree of difficulty before most cpu's will begin to "bottle neck it" even in current games. With this information I hope it helps you make the best decision possible for your rig.
