GTX 970 3.5gb vs 4.0gb is it worth buying

I am on the edge if i should purchase the gigibyte gtx 970 because of the mem leak. I know most games run under or just at that but i play flight sim games like fsx and know they require a good amout of memory but im not sure exactly how much. This is my first pc that im building so i want it to be future proof and give me the best performance for the best price. If i shouldn't buy the card which should i . If anyone wants to know what im putting in the rig ask me and i will post it

It "should" be. Last winter/spring, a slew of games were released that started saturating all the 2GB VRAM GPU's @ 1920x1080. Lazy coding, better textures, more over-sampling has eaten up the 2GB VRAM market. It "should" be future resistant for you under those circumstances and last that long if you keep it clean and cool. I would buy one if I was able to.
Hardware doesn't have "memory leaks". What are you referring to?

You should post your CPU, RAM capacity and any monitors you have including resolution(s). Your motherboard and power supply would also be valid information.

-Reason being is, future proof is a pipe dream as there tends to be an arguably, convincing reason to upgrade your GPU every 18 months or so. Buying at the top end might get you 24 months before you face the same conversation.
