So I am planning to build a Gaming PC for my self. I will be playing games like GTA 5, AC Unity, Far Cry 4, Dying Light, The Wolf Among Us and etc at max settings at 1080p. I need help choosing 1 of these 2 builds and I wonder if someone experienced could help me.

MSI GTX 970
8 gb Corsair Vengence
Corsair CS 650
NZXT S340 Black (I already ordered the case)

I considered asking this question and actually coming up with the second build when I thought that the 3.5 gigs of VRAM in the GTX 970 is not gonna help me in the long run (like 3-4 years) I will be sticking with a 1080p display or maybe even a lower one but nothing higher.
Do you guys think that the GTX 970's 3.5 gig is gonna make me buy a new GPU with more RAM after 2-3 years?
BTW.... which one should I go with?
Keeping in mind that I will not be doing any overclocking or video editing, the second build seems a little more appealing to me. But keep in mind that I will be doing some sort of Music Production not to crazy 68 tracks but yes some moderate work on audio production.

ADDITION :
If I got the overclockable build then I would surely swap in a AIO water cooler or a good quality air cooler and do a little of overclocking.
